For boards and managing agents, documentation matters as much as the work itself. A contractor without paperwork is a liability a board can’t explain to its shareholders later.

Pricing scales with the number of lines, linear footage, and how much rust or repair surfaces once prep starts. Six clean lines cost less than two lines needing structural repair. We provide a firm, itemized number after the site visit, one your board can actually vote on, not a placeholder. 

Whether this falls under the operating budget or reserve fund is a conversation for your board’s accountant. We won’t tell your treasurer how to classify the expense. What we can tell you: buildings on a recurring maintenance schedule spend less over time than buildings that wait for a violation to force emergency repair.
